TPO Roofing

A Thermoplastic Polyolefin (TPO) is a single layer of roofing membranes made from polyprophylene and ethylene-proplene rubber. It is typically reinforced with additives such as talc, carbon filler and fiberglass to give a roof durability and strength. Each sheet commonly ranges from 6 feet to 12 feet wide and are 40 mils to 100 mils thick. This type of roofing system is used on flat or low-slope roofs. Due to the chemical composition of the materials, the thermoplastic membranes are seamed together through hot air heat welding or solvent welding.

Although TPO roofs have to meet design specifications, the sheets are available in white, light gray, or black color options. It provides resistance from ultraviolet, chemical and ozone exposure. Thermoplastic is softened when heated, but then becomes hard once cooled allowing for flexibility in colder climates. Although TPO roofing systems have been installed in the United States for only 30 years, it is growing in popularity in Miami Roofing due to its ability to reduce energy costs. The materials that make up the chemical composition give a greater advantage of resisting heat and absorbing UV rays. Not only is TPO durable to provide energy saving costs for homeowners, but it can also provide dirt, bacteria, and algae resistance and lessen debris build-up. Such a roofing system is ideal for a variety of weather climates because it provides resistance to tears and punctures, while giving the flexibility to allow for a building’s setting and movement.

TPO is Energy Star rated and can lower HVAC costs, making the interior temperature of a building significantly more comfortable during hot summer months. It also provides homeowners with the assurance that the polymer used in a this system is free of chlorine-containing ingredients that are often times added to roofs making them hazardous to the environment. One of the few on the market today, TPO roofing uses 100 recyclable materials. A membrane can be completely recycled and used again by reworking it into the bottom ply of a new membrane. Roof Warranties

Warranties. The word itself conjures up all sorts of ideas and principles that can be confusing, to say the least. Miami Roofing warranties are no exception. It’s safe to say that most homeowners may not know exactly what these guarantees actually cover. There are two reasons for this. First, there is one specifically for material, second, there is a labor or workmanship guarantee. These are two different things. And it is important to know the difference between the two, before signing the papers the roofing contractor hands you.

Materials Warranty
The name itself is self-explanatory. This is the guarantee that covers the materials only, such as shingles or tiles. This is to protect the customer from faulty materials. Therefore, when the time comes it is important to prove that the leak is caused by faulty materials as opposed to the roof to wall intersections, flashings etc. Premature wear and tear is also covered here However, It will not cover defective labor or even labor associated with the repairs. A material warranty can be anywhere from 5 years to as much as 50, depending on which manufacturer you decide to go with. As you can see, this particular guarantee is narrow in it’s definition.

Workmanship Warranty
This warranty is given by the contractor and should be the one you as a homeowner really take the time to inquire and ask questions about. Compared to materials, workmanship warranties are usually much shorter in length. This could be anywhere from one to as much as 20 years. It should cover bad workmanship, and in some cases, will cover defective material. It all depends on what the customer agreed on before the work starts.

Whatever it is, it is imperative for the customer to be clear as to what the contract covers. Some have cost limits, others have “determination of applicability”, which means what the Miami Roofing company decides what exactly falls under his responsibility. If you really want to get technical then there is the Nullification clause, which gives the contractor power to nullify a warranty at his discretion. Miami Roof-Tech uses only the highest quality material and offers some of the longest labor guarantees in the Florida roofing industry, contact us today to inquire and learn more.
